Syria is now divided into several areas that will not come under Assad's control. There is the Latakia area with the port and Russian bases which is now de-facto Russian territory. The Russian Ruble and language are used there and no Muslim is allowed in without special invitation. Even Assad himself visited there recently to meet Putin but the event was used to humiliate Assad and put him in his place as a guest in his own former country. The Kurds do cooperate when it is convenient for them against Turky but have come to control the northeast of former Syria which they will not give up without a fight. The US is helping the Kurds prevent Assad from taking the important gas and oil fields in that region. The south east of former Syria is mostly a desert studded with small villages and is controlled by the ghost - the supposedly defeated and eradicated ISIS. That area is larger than Lebanon and every once in a while Assad sends his forces to test that front but without massive Russian air support, many of his soldiers return in bags. Finally the FSA or Sunni rebels who are being crushed by Russian demolition bombings are loosing ground but their war with the Shia/Alawiete Assad forces is a speck in the milenia long struggle between the two sects - Assad may end up with the upper hand in the south of former Syria but there is an endless supply of Sunnies who will join the fight in years to come till the last man standing.
Finally, Assad control is extended for the most part over land devoid of infrastructure and resources, fresh water is not available and the groundwater aquifers have receded to uneconomic depths. It is hard to imagine the butcher able to recover any government over the small part that remains in his control.
